An internal web-based intranet system that helps a property developer manage unit sales, installment collections, rentals, and service charges (maintenance fee, service fee, or environmental management fee) across multiple projects from a single dashboard.

Overview

BCI manages a large portfolio of industrial parks, business parks, and residential projects, with more than 1,800 units across 12 projects. Sales, installment payments, rentals, and service charge billing were previously tracked separately, so it was hard to see outstanding receivables or upcoming due dates at a glance.

I designed and built an internal web application, accessible only through the company intranet, that brings all of this data into one place. The finance and sales teams can now monitor the company’s financial position in real time and act on overdue payments before they pile up.

The Solution

A role-based internal dashboard covering the full property lifecycle:

• Executive summary. Total sales, installments received, and remaining balance, updated from recorded and receipted payments.
• Portfolio overview. Projects, objects (buildings/clusters), and units in one hierarchy.
• Per-project breakdown. Units sold, sales value, payments received, outstanding balance, and installment/IPL arrears, with separate Sales and Rental views.
• Rental management. Active leases, billed rent, and rent collected (excluding deposits).
• IPL (service charge) tracking. Billing, unpaid amounts, and income trends over 3, 6, 9, or 12 months.
• Due-date alerts. Installments, IPL, and rent due today or tomorrow, plus all overdue items, each exportable to Excel for the collection team.
• Usability. Clean responsive layout, sidebar navigation, and dark mode.

Impact

• One source of truth for sales and receivables across all projects.
• The collection team can see overdue accounts (e.g. 5000+ overdue installments) and act on them immediately.
• Management reporting went from manual compilation to instant, exportable data.
